Panorama Apartments applied for administrative approval of a Conditional Use Permit to facilitate construction of a four-story affordable housing development on parcel S20 on Snoqualmie Ridge. This meets the requirements of the Snoqualmie Ridge II Development Agreement and Mixed Use Final Plan conditions.
At that time, Panorama Apartments also applied for a minor modification to the 2004 Snoqualmie Ridge II Mixed Use Final Plan conditions to increase retaining wall heights above six feet due to the site’s slope. This meets the requirements of the Snoqualmie Ridge II Development Agreement and Mixed Use Final Plan conditions.
On November 6, 2018, the City's Director of Community Development provided an advisory report to a hearing examiner.
On November 8 and 16, 2017, public hearings were held before a hearing examiner at Snoqualmie City Hall. There was a large turnout by the public. Listen to the audio.
The Hearing Examiner approved the conditional use permit, and denied the appeal of the minor modification and wall height waiver on January 23, 2018. The approval of the Conditional Use Permit was appealed on February 13, 2018.
The City Council will hear the closed-record appeal on March 20, 2018, at 6:30pm. Closed-record appeals are defined in SMC 14.10.030 as “an administrative appeal on the record, with no or limited new evidence or information allowed to be submitted and only oral argument allowed, to either the hearing examiner or the city council, following an open record hearing on a project permit application.” Because the appeal is closed-record, only the appellants, the applicant, and the City may make argument; no public participation or comments are allowed.
