The Planning Department is responsible for implementing the majority of the City's Development Regulations found within the Snoqualmie Municipal Code (SMC). Regulations the Planning Department are responsible for include the following:
Official Zoning Map. The City's official zoning map depicts the zoning districts applicable to all properties within the City.
SMC Title 14, Development Review. The Development Review regulations establish the procedures by which development applications are reviewed and processed, including pre-application review, project permit processing requirements such as timelines, notification and hearing requirements, and application completeness review requirements, and appeal procedures for project permit decisions.
SMC Title 16, Subdivision. The Subdivision Regulations. The Subdivision Regulations provide the requirements applicable to all forms of dividing property and adjusting property boundaries, including short plats, subdivisions (preliminary and final plats), binding site improvement plans, and lot line adjustments.
SMC Title 17, Zoning Code. The Zoning Code establishes the zoning regulations for each zoning district (setbacks, height limits, etc.), and the allowable uses within each zoning district. The zoning code also establishes parking regulations, landscape regulations, design review regulations, regulations applicable to the historic districts, and sign regulations.
SMC Title 19, Environment. The Environment regulations include the City's SEPA regulations, the Shoreline Master Program Regulations, and the Sensitive Areas Ordinance. The Sensitive Areas Ordinance establishes regulations applicable to protecting sensitive areas throughout the City, including wetlands, streams, geologically hazardous areas, channel migration zones, critical aquifer recharge areas, and fish and wildlife conservation areas. The Sensitive Areas Ordinance establishes buffers for a number of sensitive areas within which development is not permitted.
